A Victorian end terrace property with large basement areas that had previously had an unsuccessful conversion by the previous owners to a garage area, leaving the property with an unusable steep drive that would not allow a vehicle to access the garage without getting stuck on the drive way.
The existing owner wanted to create an office area to the rear with a play room/occasional living room and sleeping area for unexpected guests in the front basement area, also included was a utility area and a shower/toilet room.
Barrett Kent used the typical standard basement specification, removing the existing concrete floor and installing a gravity mains drainage system. Full cavity drainage membrane system was installed followed by insulated floor panels and a laser levelled floor screed.
An insulated metal stud wall system was installed with the inclusion of all electrical and plumbing services within, plasterboard and a skim coat plaster finish was applied, followed by the full fit out of joinery specification. A Shower room was installed along with the utility area and a full decoration programme was undertaken along with floor coverings.
Stepped access to the basement was created, where a steep driveway once was, and French doors installed to maximise light.
The converted basement is now in daily use and is a complete success.
